Timeline 

One of the greatest concerns of a paving project for a business or entity is the CONSTRUCTION TIME and the potential down time for customers. Because concrete requires up to seven days to completely cure before traffic can be allowed on it, businesses often choose asphalt for parking lot projects to avoid business disruptions. This is a short lived benefit! While Asphalt only has a timeline of 48 to 72 hours before it is dry enough for foot and vehicle traffic, it requires multiple applications to create a durable surface for heavy traffic. Asphalt is applied in 1-2" increments with several inches of sub grade base material making the construction time LONGER than a concrete application. 

The curing time of concrete depends on the weather. In the summer time, cars, SUVs, and pickup trucks can usually drive on the new concrete pavement in about two days while heavy trucks and delivery vehicles may have to wait 4-5 days. Once cured, the weather does not alter the durability of the concrete. On the other hand, Asphalt's durability is greatly affected.


Durability

Structurally, Asphalt & Concrete are very similar and both are designed to have the same load-carrying capacity for heavy traffic. Once poured, Concrete will require little to no maintenance while Asphalt will continuously require to be resealed and resurfaced. The summer here in Texas can be brutal and temperatures easily exceed 100 degrees. Asphalt's integrity can quickly falter under this immense heat and surface pressure, resulting in swelling, surface movement and holes. Concrete's durability and longevity outperforms Asphalt on every level, all while coming in at MUCH lower maintenance costs. 


Maintenance 

Maintenance costs for concrete are nearly zero - only occasional joint stealing and washing may be needed. Asphalt parking lots need to be coated with new asphalt every few years and COMPLETELY resurfaced every 10 years or less (depending on multiple factors). This high level of required maintenance can be a disruption to business, customer traffic and can simply be a headache. Concrete makes sense in the long run - every time!


Cost 

Comparing the combined costs of the initial investment and 20-year maintenance costs, concrete comes in CONSIDERABLY more cost effective. Maintenance for an asphalt parking lot can be as much as 80% of the initial installation (Source: Concretenetwork.com). Concrete, like many other business decisions, is considered as an investment. Concrete parking lots provide a headache-free future for deliveries, customer traffic and overall appeal of your property.


Other things to consider

Concrete surfaces are much lighter in color, resulting in lower surface temperatures than asphalt. Living in Texas, we can all relate to the heat, especially radiating off a black top parking lot with engine heat adding to the equation and the sound of A/C's all around us. According to the National Ready Mixed Concrete Association, ambient air temperatures above a concrete parking lot can be as much as 10 degrees cooler than on an asphalt parking lot. 

The lighter surface color also provides another benefit. According to the National Ready Mixed Concrete Association, lighting costs can be reduced by up to 30% compared to an asphalt parking lot, creating a safer and more energy efficient parking space. 

Concrete parking lots can be colored and textured creating a more inviting atmosphere to customers.
